Website Updates & Improvements
Along with the previous update in March we’ve made a lot of quality of life improvements:
- You can now easily view all the past and future events of the year by clicking the new filter under Events > 2024
- There is a new menu now for Board SOPs which includes:
- The Board Code of Conduct (new)
- The Landscaping Committee Charter
- The Rules for Homeowner Forums (new)
- The Rules & Regulations are now available in text form.

New SOPs
We have been hard at work drafting fresh standard operating procedures across the board that are in full compliance with all applicable laws, regulations, and best practices.
We have moved away from the legacy non-binding document previously provided by Pindell Wilson, and approved an extremely detailed and binding Code of Conduct for Board Members that will be re-ratified yearly that ensures all boards, present and future, are bound by an unambiguous and established set of expectations governing their actions.
As we noted last month, the Landscaping Committee now has a clearly written charter. We’ve recently amended the charter to align it with the new Code of Conduct: Committee members also must now disclose any conflicts of interest before any action is taken between Braeloch HOA involving another neighborhood or organization where they are also a board member or committee member.
In a continued effort to improve transparency, and based on our property management company’s guidance regarding best practices for Homeowner Forums, the Board has developed new Rules for Homeowner Forums. Our goal is to ensure that all homeowners who wish to address the Board of Directors during Homeowner Forums have equal time and opportunity to share their concerns regarding agenda items.
2024 ballots are due Monday, March 4th at 5pm.
Results will be emailed and announced the following day.
We apologize for the delay in online ballots going out to residents. We are actively escalating with Cedar Management through several channels as to what the issue is and when this will be resolved.
If there is no resolution by Monday morning (or Tuesday if closed for holiday) the board president will make an in-person office visit to their Raleigh office.
To ensure impartiality in board elections the property management company is responsible for carrying out the election. The board’s only direct involvement is at the conclusion when the secretary verifies the ballot counts. Voting will be active through March 1st.

- Held a Neighborhood Town Hall
- Obtained 5 formal quotes and interviewed 3 PM Groups
- Transitioned to Cedar Management Group
- Developed Braeloch website and designated email
- Digitized HOA documents for easier searching and posted on Braeloch website
- Note: The bylaws are not currently in the Cedar documents folder. This will be corrected shortly. In the meantime they are viewable here or on Pindell Wilson’s archive.
- Continued to post meeting minutes to portal
- Note: Pindell Wilson did not transfer over the 2022 and 2023 minutes to Cedar Management as they were contractually obligated to do. The board has sent them to Cedar ourselves and they will be viewable again shortly.
- Restored capital reserve contributions
- Maintained balanced budget
- Obtained legal opinion on per room rentals
- Developed landscape committee
- Replaced section of worn playground components
- Continued annual playground inspections
- Upgraded park signage to improve safety and reduce loitering
- Reviewed 21 arc requests with 100% approved
2024 Board Goals
- Utilize Braeloch website for regular News Blasts
- Return to Regular/Random Inspections by Cedar
- Establish long term and annual maintenance plan for playground/common area and front entrance
- Evaluate capital improvements to front entrance including landscaping, lighting, and replacement of sprinkler system
- Evaluate capital improvements to playground and Common Area including any needed playground equipment repairs, gravel replacement at benches, and retaining wall as well as plan for regular mulching.
